
Hey guys and girls,I live in a condo and recently we've had to deal with a leaky ceiling caused by the AC of the unit above us. We were gone from July 1st until July 5th and so it's difficult for me to say when it started, but it seems like the first time I noticed it was last night around midnight. It leaked throughout the night at the rate of about 1 drop per 4 seconds and when I woke up in the morning, it had stopped. It leaked onto the top of the window sill as well as onto the base of the window. I have no idea if this happened every night we were gone or if this was the first time, but I never noticed a stain up there (and I guess I never looked).Here's a picture of what it looked like while it was leaking.After it finished leaking, I had some people with the HOA come to take a look. They suggested letting it dry for a week and then spackling the cracks and repainting. First off, I don't think I should have to do anything since none of this was my fault, but I said whatever.However, then I began noticing these bugs around the window sill and on the ceiling near the cracks.I know I'm probably being a super baby about this, but I hate bugs. We've never had bugs living on the 2nd story and now I begin to notice these only after the ceiling leaked. I don't even know what kind of bugs they are (springtail?) so I'm not sure how to deal with it. Because of the bugs, I wanted to spackle the cracks in the ceilings immediately thinking this is where they were coming from. The ceiling wasn't super wet, but you could tell it wasn't dry.I gently applied spackle to the ceiling and then this happened.The picture actually makes it look worse than it is, but basically the drywall paper just cracked right off.I guess my few questions here are, should I really have "waited a week" as the HOA suggested before spackling and repainting the ceiling? I feel like this should be a complete rip and replace and that the master insurance should be covering this cost. I have numerous concerns from mold growth to the condition of the drywall as well as what else may have been damaged above my ceiling. I would think that someone should be taking a look at that, no? Correct me if I sound completely idiotic.Additionally, what should I do to deal with these bugs? I'm wondering if the leaking into the top of the window sill has created a nice damp place for them to live - and I hate thinking of that.
